Warehouse routes

In how many ways can I get into the warehouse?
There's frontal assault;
there's the way to the right all around with some lockpicking, around the water tower;
and I can climb the ladder by the locomotive - my point being, there are some chains hanging from the ceiling, could they be made climbable? 'Cause jumping to a metal catwalk isn't much stealthy.

I don't know if it's possible to make the chains climbable. But it sounds like a good idea. Might even allow you to get back via the attic to the locomotive.
